Re-save as a plain CSV (UTF-8), match the template exactly, remove commas/line breaks inside fields, standardize dates, and validate required fields and unique IDs. If everything already looks correct, the issue is usually invisible characters, encoding, or a single bad row—find it by importing a small subset and narrowing down.

Make sure the file is saved as .csv (not .xlsx), uses the correct AppFolio import template, and includes the required headers in the expected order.
Verify the CSV uses the right delimiter (usually commas), text fields are properly quoted, and there are no extra line breaks, tabs, or special characters from copy/paste.
Standardize date formats, remove currency symbols and commas from numbers, and confirm required fields aren’t blank or filled with placeholders like N/A.
Save the file as UTF-8, avoid non-standard characters, and confirm unique IDs/keys don’t repeat and match the records AppFolio expects to link or create.
